The Details

The works comprise the replacement of all existing windows and glazed doors with upgraded units to match the original architectural style, along with associated internal making good. Brick slips at every floor and roof levels will be removed and replaced to match existing finishes across all elevations.

At roof level, the mansard structure will be refurbished, including replacement of the concealed lead gutter system, new flat roofing, rainwater outlets, and metal cladding to eliminate existing leaks and provide a new warranted construction. Movement joints throughout the building will also be replaced.

The project will be delivered on a design and build basis, with full coordination to meet Building Control requirements and Luton Borough Council’s operational and fire standards, ensuring a high-quality, durable, and fully compliant building for the end user.
